But buyer beware: whatever the brochure claims, your ā€œprivateā€ strand may be invaded by hordes of sunbathers ā€” this summer, King Salman of Saudi Arabia sparked mass protests on the French Riviera when he tried to close the nudist beach in front of his holiday villa. ā€œUnless you are on a private island, itā€™s rare to find a beach that really is for your use only,ā€ says Edward de Mallet Morgan, an associate at Knight Frank estate agency. ā€œIn many places, particularly on the Mediterranean, the public has a right of access on the coast. Almost no beaches in the Caribbean are truly private.ā€

A beachfront estate on the Hawaiian island of Maui is taking a 16.6% priceĀ reduction, according to one of the listing agents, bringing the new price to justĀ under $20 million.

The property was first listed for $28 million before it was taken off the market andĀ relisted with new agents in October of 2014 for $26 million, according to Raj Qsar ofĀ The Boutique Real Estate Group, who is co-listing the property with DamienĀ Zanolini of Coldwell Banker Island Properties. The price dropped to $23.9 millionĀ prior to the most recent cut.

ā€œWeā€™re now more in line with whatā€™s on the market,ā€ Qsar said. ā€œThere hasnā€™tĀ been a sale on this side of Maui for more than $20 million in quite some time.ā€
