Raj Qsar on the state of the luxury market: ‘It’s on fire’

The owner and CEO of The Boutique Real Estate Group in Orange County has seen a significant shift in buyer attitudes since the onset of the pandemic

This spring has been an exceptionally tumultuous one for the luxury market — a pandemic, an initial fear of a market crash and, later, a boom of affluent buyers looking to spend big money on homes in places like Orange County and the Hamptons.

Raj Qsar, the owner and CEO of The Boutique Real Estate Group, has been at the forefront of that ride through the unknown. His brokerage, which works with homes from $2 million to upwards of $10 million in Orange County, California, has seen a direct shift in buyer attitudes — from fear and hesitation when the pandemic first hit in March to a present-day focus on finding a home that can be a long-term source of shelter and enjoyment. Money is going toward not just primary and vacation home markets but also home improvements aimed at making a home a personal haven.

“Many dual-income millennials who are making decent money have really changed their perspective,” Qsar told Inman, adding that size and amenities are the hottest trends in real estate. “You can see a definite mindset shift. They’re really coming in and not buying that tiny shack with room for one bed. They want a single-family home with a front yard and a backyard.”

We’ve interviewed Qsar about what his buyers are asking for and how that could shape the future of luxury real estate for years to come.

Inman News: What’s been happening in the Orange County luxury world during the last few weeks?

Raj Qsar: We’ve definitely seen a change in the luxury market. You could even say it’s on fire. It’s picked up a lot, at all price points — $1-$5M, $5-$10M and $10M and up. Buyers and sellers are definitely both in the market. There was a pause at the beginning of the virus just because no one knew what was going to happen. The last two weeks of March were definitely interesting but then things slowly started picking up. In the blink of an eye, the market was back. It’s now the strongest it’s ever been, really.

Is that due to pent-up demand, springtime buyer interest or a combination of both?

We keep hearing about pent-up demand from every news channel. I think there’s a little bit of truth to that but I think that people also, after going through what the country went through and spending so much time locked up inside, just want a nice place. Home offices were gone and now everyone wants a home office again. They’re working from home and want a place to be when the kids are all over. The secondary housing market is strong too because people want a place that they can escape to.

So the initial fear of the pandemic prompting a housing crash has been far from your experience?

That’s right. They’ve been saying that the market is going to crash and that we’re going to go into a recession for the last four or five years. The exact opposite is happening, actually. The market is stronger than ever, and people want to spend money on real estate. The first couple of weeks were a little bit scary, but I really do feel like people want to spend and they want to spend it on their house.

What are some other things that luxury buyers are asking you about?

Pools are back in, outdoor kitchens, outdoor barbecues — anything outdoors. People are putting money into their homes, upgrading with really nice high-end appliances, things like that. Owners want to love their house and everything about it. A lot of stuff that was being put off, like adding another bedroom or bathroom, is back. People are doing whatever they wanted to do.

You’ve observed a big change in buyer priorities?

Yes. Many dual-income millennials who are making decent money have really changed their perspective. You can see a definite mindset shift. They’re really coming in and not buying that tiny shack with room for one bed. They want a single-family home with a front yard and a backyard. All the stuff that wasn’t important has become important again.

Could these buyer preferences alter how future houses are built for years to come?

I think so. There’s definitely a shift in the whole indoor/outdoor space. People want the inside to feel like the outside and the outside to feel like the inside. Living rooms, cabanas, TVs — the stuff that we’re seeing right now is jaw-dropping. The stuff people are doing to their houses, it’s like going to a beach party in Vegas. We’re just a few months into the virus, but the aftermath of it is going to be years and years. People are always going to remember 2020 and being locked up at home. That will influence what they want in their homes.

With so much panic and uncertainty in the world today, I figured there was no better person to interview for this week’s 10 Questions series than my good friend, Raj Qsar. Raj is the owner of The Boutique Real Estate Group based in Orange County, CA. Not only is Raj one of the leading minds in real estate innovation, but he’s not too proud to share everything he knows with the industry he loves to challenge us all to find new ways of doing things. With a new “smart” something coming out almost every day, what products amaze and astound you?

I am pretty sure you know my answer to this… TikTok. It is not just a dancing app where you are being silly. It truly is addictive. And the skills an individual can learn from mastering the app will carry on for years to come. What you can simply do on TikTok used to take a team of five people to pull off 5 years ago. It also gives you some insight into what is trending and relevant in today’s world.

With a million things happening at any one moment, how do you manage your time?

I am a huge believer in having a schedule and time-blocking chunks of the day. My routine is pretty much the same everyday (for work and my personal life). The details of what I am doing may change, just like a real estate transaction, but the core is the same.

What is something you’re really proud of? Why?

Probably the fact that back in 2008 I decided to take a leap and shoot a video. And not just a video but an actual movie on a listing. This was back before any of us knew how to shoot video on anything. I wanted to be different. I wanted to stand out. I wanted to give our clients the best chance of success on selling their home (which they tried to do several times before they met me). We had no idea of what we were doing or how to cut or edit the video but it was one of the most critical “ah ha” moments in my real estate career.

What’s the best and worst thing about getting older?

Worst – The fact that you are getting older and realizing that you can not control time.
Best – You truly realize who your tribe is over time. The people that stick with you, love you no matter what and want to do time with you. You also realize that life is full of moments with people (not things).  And every moment is what you make of it and is irreplaceable.


How do you relax?
Ever since I was a kid I have loved the ocean. I am not sure why because my parents really do not love the water. I mean my Mom does not know how to swim? But at an early age, they got us all into swim lessons and started taking us to the beach. In Orange County, I love to relax (in the afternoon) on any beach and watch the sunset.

What kind of projects would you like to do more of?
I think there is a huge need in our industry for true camaraderie, especially in leadership. CEO’s helping CEO’s navigate the waters we sail every day. Our industry is so complex and slammed with “what if’s” that it can sometimes be difficult to have a standard way of doing things. So to answer the question, I would love to be able to reach out to more CEO’s and give my time and see where I can assist and have a CEO sounding board where you can throw stuff and see if it sticks.

 What did you want to be when you were a kid?
As you know I went to medical school. So pretty much from college on that’s what I wanted to do, but life does take some interesting turns. I found out by going to medical school it truly was not my calling. It’s a long story on how I eventually landed in real estate but, for now, it is where I belong.

Why do you believe having mentors is so important?
Sometimes I think the world puts people in front of you for a reason. There are some really good people out there and these are the folks you need to cling to. When starting a business there are people who have run your race and finished the course and are willing to share their experience with you. Whether they take on the role of “mentor” or simply “friend” it is these opportunities that make you and your business better. No one business person has all the answers, it is humanly impossible.

What gets you fired up/energized?
It has become a trend that most people in our industry will do the least amount of work possible, put in the least amount of time and try to have the biggest rewards. Our team has become know in Orange County as the cleanup kids (and we are not kids anymore). But basically, when a listing does not sell due to over promises and under delivery, we get the call. This is not a business where your brothers, daughters, next-door neighbors dog sitter who just got licensed should be navigating the sale of someone’s most valuable asset should come into place to save x%. So coming into a listing that has not sold, charging the same amount and delighting our clients is what gets me the most fired up. We recently took a listing that had been listed 5x by 5 of the top brokers in Orange County and we sold it for full price. We truly care and every single listing matters.

The Best Fireworks In Orange County

Oh say can you see…all the fireworks of OC! Independence Day, the day we look forward to all summer long is finally upon us. The day for BBQ’s, friends + family, parades and those mesmerizing lights that fill the night sky, also known as fireworks! While pretty much every major city in Orange County has some sort of firework display, (not including your neighbor’s snap-crackle-pop array going on outside throughout the evening), I’m here to break down my top 5 picks for this year’s professional pyrotechnic shows throughout Orange County!

Costa Mesa: BYOP (bring your own picnic), chairs and blankets to enjoy a pyrotechnic show at the OC Fair and Event center, located right off the 55 freeway at 88 Fair Drive in Costa Mesa. The fireworks start at 9 PM, but get there early and enjoy live music, activities, food and vendors starting at 4PM. Free parking until 5PM — after 5, parking is $8. Dana Point: Beach views + Fireworks. Could you ask for anything more? Grab your lawn chairs and head to the beach for a firework show with synchronized music. Not kidding…tune into 88.5 FM at 9PM and heighten your senses with this incredible show over Doheny State Beach. A free shuttle will run from 8AM-11PM, picking up and dropping off at Dana Hills High School and Dana Point Harbor. If you decide to make it an all day event, make sure to pack your sunscreen!

Fullerton: Since 1990, Fullerton has hosted it’s annual ‘Annual 4th of July Fireworks Festival’ at Fullerton Union High School. While the show is usually hosted at the stadiums football field, this year the event will take place on the softball field. From 5-9:30, enjoy live music, food, drinks, and games. Best to get there early though; the event usually brings in around 7,000 people!

Lake Forest: If you plan on being in Lake Forest this Independence Day, make sure to get a good night’s sleep before, because this city hosts events throughout the entire day. The community will host it’s 26th annual 4th of July Parade, with this years theme “Let Freedom Ring,” from 10AM to noon. The parade will run along Serrano Road, Lake Forest Drive, Toledo Way and Ridge Route Drive.

The Lake Forest ll Homeowner’s Association also has an event beginning at 10AM at the Sun and Sail Club, featuring live music, food, beverages, and basketball and volleyball tournaments. The fireworks show starts at 9PM. Wristbands are on sale for $12 before July 4, and $15 on the day of the event. More information at http://lf2recreation.org/

Tustin: Visit Tustin High School Football field, located at 1171 El Camino Real for free entertainment starting at 6PM. You can pack your own snacks and drinks, or purchase from the school’s booster club. Also, Operation Warm Wishes – a non profit organization dedicated to helping and serving the homeless, troubled youths, struggling families, Veterans and senior citizens in need throughout Orange County, CA and the world will be on site, so be sure to donate some non perishable food items!

Best Places to Watch Fireworks In Orange County

The 4th of July is the ‘unofficial start of summer’ – the smell of barbecue, the sounds of waves at the beach and fireworks somehow signal that summer has begun. Orange County has so much to offer on this patriotic holiday – there’s just about something for everyone.   It was hard to narrow down, but here are my best picks for watching fireworks in the OC.  And if you think I’ve missed a great spot, let me know!  I’d love to add to this list for reference in the future!  Wherever you enjoy your holiday, remember to be safe, and have fun!

Dana Point Harbor

Watch the skies over Dana Point Harbor for a spectacular show beginning at 9:00 pm.  Presented by the City of Dana Point, this is an annual show that draws large crowds – and it’s well worth it!  Doheny State Beach is a great vantage point, but you’ll need to make a day of it – forget trying to get a parking spot after 10:00am.  Not interested in a full-day affair?  You can watch from along the cliffs of Blue Lantern Park or Heritage Park, or even book a dinner at the Laguna Cliffs Marriott for terrific views of the fireworks as they light up the night’s sky.  Or, if you’re feeling really adventurous, book a dinner cruise and watch from the water.  Visit http://bit.ly/DanaPointFireworks for more info.

Ladera Ranch – Founders Park

The Fireworks Spectacular in Ladera Ranch is just that – absolutely spectacular.  It has long been a favorite in South Orange County, and this year, the city is hosting a 5k/10k run, with proceeds to benefit Laura’s House & the Ladera Ranch Education Foundation.  Registration for the run begins at 6:00am and the 10k race starts at 7:00am.  This day is chock-full of activities, ranging from parades, to teen zone entertainment, to live music.  Get there early to snag a spot, it will definitely be a full house.  Fireworks begin at ‘dark’ – usually 9:15 – at Founders Park.  Visit http://bit.ly/LaderaFireworks for more info.

Newport Beach 4th of July Celebration

Lake Mission Viejo

A long-standing tradition in Mission Viejo, the 4th of July Street Faire and Fireworks Spectacular is a safe, fun-filled, patriotic celebration that includes food, game booths and live music.  Festival begins at noon and the fireworks begin at 9:00pm.  Admission is free, as well as a free shuttle service operating from 1-8:00 pm surrounding Lake Mission Viejo.  Visit http://bit.ly/MVFireworks for more information.

Honorable Mentions: Disneyland and Anaheim Stadium

If you are lucky enough to have tickets to either attraction this Friday, you are in for a special treat.  Disneyland puts on a special version of their nightly fireworks display at 9:25pm.  Best places to see the fireworks are from main street, right in front of Sleeping Beauty’s Castle.  The Angels will be playing against the Houston Astros this Friday night at 5:15pm, with a special fireworks display immediately following the game.

I am not a California native. I came to California in 1986 for my father’s career. We moved to Arcadia in the middle of one of the hottest summers on record. Coming from Wisconsin, we were not prepared for the heat. Nor, would I learn, were we prepared for earthquakes. I still remember very vividly where I was when the 1987 5.9 Whittier Narrows earthquake hit. I was getting ready for school… out of nowhere, dishes were flying out of cabinets and the floor was seemingly gone beneath my feet. My mother grabbed my sister and I and we all ran outside. I wish I could find words to appropriately explain what I saw…the earth was flipping, side-to-side. Earthquake, you say, mom? What’s that? I was only 7 at the time, and coming from the other side of the country, we never spoke of such things. Tornados? All the time. Needless to say, we were ill prepared – no extra water or canned food on hand, no extra clothing, batteries, blankets…nada. It was a very serious quake, with several deaths and many homes destroyed.

Fast forward 7 years, we are living near Northridge, CA. We must have had a knack to follow where the next big earthquake would be. My mother and I were living alone in a condo, on top of a subterranean parking garage. I was awoken at 4:31 am by being physically thrown out of my bed onto the floor. I looked up and saw a huge free-standing mirror about to crash over me…instinct told me to roll under my bed while the mirror shattered where I had just lain. The intense noise, not just the shaking, is what was so terrifying about this quake – I screamed the entire time, as did my mother, neither of us hearing anything from the other. As we got our bearings and cautiously went downstairs, we had no idea what had happened. How big was that? Is there power anywhere (not here, obviously)? As we scrambled in the dark, I am still thankful that my mom had just recently decided it was time for an ‘earthquake kit.’ We had water, food, blankets, a flashlight, radio and extra batteries. We sat in our doorway for probably close to 3 hours, listening to the battery-powered radio in the dark, trying to find out how bad the quake was, getting tossed over and over with aftershocks. We stayed in the house for over a week with no power or clean water, until the fire department finally made its way to us. To let us know that we couldn’t stay. While the Northridge quake was a 6.7, the ground acceleration of that quake was one of the highest ever recorded in an urban area, making it feel more like a quake in the 7.5 range.

Looking back on both quakes, I am so thankful that we were more prepared for the second quake. Nothing can prepare you, really, for the disorienting feeling of having the earth beneath you come to life, and rock your senses silly. After this most recent La Habra quake, we are reminded yet again that we live in ‘earthquake country’ and most of us are embarrassingly unprepared for the aftermath of a good shake.

Here are some tips for an effective earthquake kit. Some things to remember: you may not have access to water, electricity or emergency services for a few days, if not more.

1. Water. The single most important item you’ll need. Another option: steri pen. Will sterilize water from any source. You’ll need at least one gallon per day per person in your house.

2. Food – canned food (don’t forget an opener), boxed food that has a long shelf life. Pastas, canned tuna, canned vegetables, etcetera. Camping food is another good option.

3. Camp stove and fuel, along with utensils.

4. Whistle, in case of need for rescuers.

5. Extra set of clothing & shoes.

6. Emergency cash, in small denominations

7. Tool kit (to turn off gas/water)

8. Copies of your vital documents.

9. Tarp, plastic bags – in case of rain. Or, if preferred, a tent.

10. Toiletries.

11. Toys – if you have kids

12. Lanterns, flashlights & batteries.

13. Portable radio – don’t think your cell phone will work. You need the good ol’ fashioned antenna radio.

14. Solar panel for charging any items that might still work.

15. Portable power generator. There are solar versions out there as well. Most generators run on gas, and if there is a main break at your local station, no-can-do. There are other personal preference items you can bring, of course, but try to make your kit as accessible as possible. It should be in a waterproof container, easily accessed OUTSIDE. Do not keep it in your garage – you’ll probably not be able to access it if the damage is severe.

Nothing, like I said, will prepare you for the moment a large earthquake hits. The fear and adrenaline are intense and the disorientation is dumbfounding. But, your preparedness for the moments right after a quake can make the comforts of home enough to get you through mother nature’s moody behavior.
